Le locataire ne pourra en aucune circonstance se pr\u00e9valoir d\u2019un quelconque droit au maintien dans les lieux \u00e0 l\u2019issue du s\u00e9jour.<\/li>\n\n\n\n<li>LOYER, CHARGES ET DEP\u00d4T DE GARANTIE :<br>Le montant du loyer garanti est indiqu\u00e9 au chapitre CONDITIONS PARTICULIERES du pr\u00e9sent contrat ; l\u2019acompte en vue de r\u00e9server le logement est demand\u00e9 lors de la r\u00e9servation. Une caution de 500\u20ac peut \u00eatre demand\u00e9e \u00e0 la remise des cl\u00e9s.<\/li>\n\n\n\n<li>OBLIGATIONS DU BAILLEUR :<br>Le bailleur est oblig\u00e9 :<br>\uf0b7<br>De d\u00e9livrer le logement en bon \u00e9tat d\u2019usage ainsi que les \u00e9quipements mentionn\u00e9s au pr\u00e9sent contrat en bon \u00e9tat de fonctionnement<br>\uf0b7<br>D\u2019assurer au locataire une jouissance paisible et la garantie des vices ou d\u00e9fauts de nature \u00e0 y faire obstacle.<\/li>\n\n\n\n<li>OBLIGATIONS DU LOCATAIRE :<br>Le locataire est oblig\u00e9 :<br>\uf0b7<br>De s\u2019acquitter du loyer suivant les termes des CONDITIONS PARTICULIERES<br>\uf0b7<br>D\u2019user paisiblement des locaux lou\u00e9s en respectant leur destination contractuelle<br>\uf0b7<br>De laisser les lieux en ordre, vaisselle propre et rang\u00e9e, mobilier en ses lieux et place.<br>\uf0b7<br>En cas de perte de cl\u00e9(s) et\/ou de t\u00e9l\u00e9commande(s), leur remplacement sera factur\u00e9 au locataire.<\/li>\n\n\n\n<li>CONCLUSION DU CONTRAT : La r\u00e9servation devient effective d\u00e8s lors que le locataire aura fait parvenir l\u2019acompte de 25% du montant de la location ainsi qu\u2019un exemplaire du contrat sign\u00e9. Un second exemplaire est \u00e0 conserver par le locataire.<br>La location conclue entre les parties du pr\u00e9sent acte ne peut en aucun cas b\u00e9n\u00e9ficier m\u00eame partiellement \u00e0 des tiers, personnes physiques ou morales, sauf accord \u00e9crit du propri\u00e9taire. Toute infraction \u00e0 cette clause entra\u00eene la r\u00e9siliation imm\u00e9diate de la location aux torts du locataire, le produit de la location restant d\u00e9finitivement acquis au propri\u00e9taire.<\/li>\n\n\n\n<li>ANNULATION ou REPORT PAR LE LOCATAIRE :<br>Toute annulation doit \u00eatre notifi\u00e9e par lettre recommand\u00e9e au propri\u00e9taire ou courriel.<br>\uf0b7<br>En cas de force majeure entra\u00eenant l\u2019annulation de son voyage, le locataire peut demander le report de sa r\u00e9servation sous r\u00e9serve des disponibilit\u00e9s et sans aucune p\u00e9nalit\u00e9. \uf0b7 Annulation avant l\u2019arriv\u00e9e dans les lieux : l\u2019acompte reste acquis au propri\u00e9taire.<strong> Celui-ci pourra demander le solde du montant du s\u00e9jour si l\u2019annulation intervient 30 jours ou moins avant la date pr\u00e9vue d\u2019entr\u00e9e dans les lieux. SAUF CAS 6 BIS ci-dessous. Si le locataire ne se manifeste pas dans les 24H qui suivent la date d\u2019arriv\u00e9e indiqu\u00e9e sur le contrat, le pr\u00e9sent contrat devient nul et le propri\u00e9taire peut disposer du local. L\u2019acompte reste \u00e9galement acquis au propri\u00e9taire qui demandera le solde de sa location.<br>\uf0b7<\/strong><br>Si le s\u00e9jour est \u00e9court\u00e9, le prix de la location reste acquis au propri\u00e9taire ; il ne sera propos\u00e9 aucun remboursement.<br>\uf0b7<br>En cas de circonstances exceptionnelles : crise sanitaire, guerre ou cataclysme entra\u00eenant l\u2019arr\u00eat des transports a\u00e9riens et maritimes, l\u2019acompte sera int\u00e9gralement rembours\u00e9 au locataire.<br>6 BIS. CONDITIONS PARTICULIERES :<br><strong>Si le locataire b\u00e9n\u00e9ficie des 15% de r\u00e9duction du prix de la location apr\u00e8s avoir choisi l\u2019option NON REMBOURSABLE MAIS MODIFIABLE, celui-ci ne pourra pr\u00e9tendre \u00e0 aucun remboursement quel qu\u2019il soit. Mais il pourra modifier sa r\u00e9servation sans autre frais.<\/strong><\/li>\n\n\n\n<li>ANNULATION PAR LE PROPRIETAIRE :<br>Le propri\u00e9taire reverse au locataire le montant total des sommes encaiss\u00e9es.<\/li>\n\n\n\n<li>ARRIVEE : Le locataire doit se pr\u00e9senter au jour et heure mentionn\u00e9s sur le pr\u00e9sent contrat non sans avoir pr\u00e9cis\u00e9 au moins 48H00 avant, son heure approximative d\u2019arriv\u00e9e sur les lieux dans la limite des plages horaires d\u2019arriv\u00e9e. En cas d\u2019arriv\u00e9e tardive ou diff\u00e9r\u00e9e, le locataire doit pr\u00e9venir le propri\u00e9taire au moins 24H00 avant.<\/li>\n\n\n\n<li>CAPACITE :<br>Le pr\u00e9sent contrat est \u00e9tabli pour une capacit\u00e9 maximum de personnes. Si le nombre de locataires d\u00e9passe la capacit\u00e9 d\u2019accueil pr\u00e9vu, le propri\u00e9taire peut refuser les personnes suppl\u00e9mentaires. <strong>Pour toute r\u00e9servation pour deux personnes, la demande d\u2019un lit suppl\u00e9mentaire (ou canap\u00e9), sera factur\u00e9e 25\u20ac et cette demande devra \u00eatre formul\u00e9e lors de la r\u00e9servation sous peine de refus.<\/strong><\/li>\n\n\n\n<li>ANIMAUX :<br>Le propri\u00e9taire statuera si le locataire peut ou non s\u00e9journer en compagnie d\u2019un animal domestique. Il pourra \u00eatre demand\u00e9 la somme de 18\u20ac par animal et par s\u00e9jour. Le locataire doit demander l\u2019accord du propri\u00e9taire lors de la r\u00e9servation.
